Working in Orleans

What Orleans homes need from a contractor

Orleans touches more water than almost any Cape town: Cape Cod Bay at Rock Harbor, the Atlantic at Nauset, and Pleasant Bay and Little Pleasant Bay on the south and east. Orleans makes up about 72 percent of the Pleasant Bay Area of Critical Environmental Concern, so many waterfront projects start with a conservation filing.

The Old King's Highway district covers only the part of Orleans north and west of Route 6, from the Brewster line to the rotary and then along the Eastham line to the bay. East Orleans, South Orleans and the Pleasant Bay and Nauset side are outside it, where a building permit and, near the water, a conservation filing are the main approvals.

Nearly half of Orleans homes are seasonal, and the median house dates to the late 1970s, so many are due for new roofs, decks and windows. On a second home we plan the work for when you are away and keep you updated with photos and video.

FAQ

Questions from Orleans homeowners

Which part of Orleans is in the Old King's Highway district?

Only the area north and west of the center line of Route 6, from the Brewster line to the Orleans rotary and then along the Eastham line to Cape Cod Bay. East Orleans, South Orleans and the Pleasant Bay and Nauset side of town are outside it.

Can I get a quick OKH approval for a new roof in Orleans?

Often, yes. The Orleans OKH committee issues certificates of exemption for natural cedar shingle roofs and asphalt shingle roofs in approved colors at no more than 5 inches to the weather, as long as the conditions are met. Other materials go through the full certificate review.

Do I need Conservation Commission approval for a deck in Orleans?

If the deck is in a wetland or within 100 feet of one, including beaches, dunes, coastal banks and salt marshes, yes. Orleans requires prior approval even for sheds, fences and decks in the buffer zone. We prepare the filing with the building permit.

How do building permits work in Orleans?

The Orleans Building Department at Town Hall on School Road issues permits, and applications are filed online through OpenGov. We file permits for every project and book the inspections.
