What does Best Deal Home Group do?

Best Deal Home Group is a locally owned home improvement and construction company based in Centerville on Cape Cod. Led by owner Djonatan Aquino, we take a hands-on approach to every project. We do roofing, siding and trim, decks, outdoor showers, exterior remodeling, windows and doors, bathroom remodeling, basement finishing, finish carpentry and interior remodeling for homes on Cape Cod.

Which towns on Cape Cod do you serve?

We work in all 15 towns of Barnstable County: Bourne, Sandwich, Falmouth, Mashpee, Barnstable (including Hyannis, Centerville, Osterville and Cotuit), Yarmouth, Dennis, Brewster, Harwich, Chatham, Orleans, Eastham, Wellfleet, Truro and Provincetown.

Where is Best Deal Home Group located?

Our office is at 52 Goose Point Rd, Centerville, MA 02632, in the town of Barnstable. Centerville is on the south side of the Mid Cape, which puts us within a short drive of most Cape Cod towns.

Are estimates free?

Yes. Estimates are free and there is no obligation. We come to the house, look at the job, explain what needs to be done and why, and give you a written quote.

How do I request an estimate?

Call (774) 470-8511 or fill out the form on our contact page with your address and a short description of the project. Photos help. We will follow up to schedule a visit.

What are your business hours?

We work Monday through Saturday, 7:00 AM to 5:00 PM. We are closed on Sunday.

Is Best Deal Home Group licensed and insured?

Yes. Best Deal Home Group is licensed and fully insured. Ask us for our license and insurance certificates when we give you an estimate, and check any contractor's Massachusetts registration before you sign.

Do you pull building permits?

Yes. We pull the building permits required for our work and schedule the town inspections. For homes in a historic district, such as the Old King's Highway Regional Historic District, we help prepare the application for the local committee before work starts.

Do you work on historic homes?

Yes. Many Cape Cod homes are old, and many sit inside the Old King's Highway Regional Historic District or another local historic district. We plan materials and details that fit the house and build the historic review time into the schedule.

Can you handle a project that needs more than one trade?

Yes. We regularly combine roofing, siding, trim, windows and doors into one exterior project, and we coordinate licensed electricians and plumbers on interior remodels, so you have one schedule and one point of contact.

What material brands do you work with?

For roofing we install GAF, CertainTeed and Owens Corning shingles. For siding and trim we use James Hardie, LP SmartSide, Maibec, cedar, vinyl and AZEK. For decks we build with TimberTech, Trex, PVC and pressure-treated lumber, and for windows and doors we install Andersen and Marvin.

When is the best time of year to schedule exterior work on Cape Cod?

Late spring through fall is the busiest season for roofing, siding and decks because the weather is the most reliable. Booking during the winter is the easiest way to get a spring or early summer start date, especially when permits or historic district approval are needed.

Do you clean up after the job?

Yes. We clean up the work area at the end of every day and leave the driveway, yard and house the way we found them when the project is finished.

Do you work on second homes and seasonal properties?

Yes. We can work on seasonal homes while the owners are off Cape, keep them updated by phone, text and photos, and plan the work around rental calendars when needed.

How long does a roof replacement take on Cape Cod?

Most asphalt shingle roofs on a typical Cape Cod home are torn off and replaced in one to three working days. Larger homes, steep pitches, multiple layers of old shingles, rotted decking or chimney and skylight work can add time. Weather matters too: we do not open a roof when rain or high wind is in the forecast.

Do you repair roofs or only replace them?

We do both. Many leaks come from failed flashing around chimneys, vents and skylights, or from a few missing shingles after a storm, and those can be repaired without a full replacement. If the roof is near the end of its life or the decking is soft, we will tell you that a repair is only a short-term fix.

What roofing materials work best near the ocean on Cape Cod?

Architectural asphalt shingles from GAF, CertainTeed and Owens Corning perform well on the Cape when installed with the manufacturer's high-wind nailing pattern, ice and water shield at eaves and valleys, and corrosion-resistant flashing. Cedar shingles are common on historic homes, and metal is an option for low slopes and porches.

Do I need a permit to replace my roof in Massachusetts?

Yes. In Massachusetts a roof replacement requires a building permit from your town's building department. The contractor normally pulls the permit. Homes in the Old King's Highway Regional Historic District or another local historic district may also need approval or an exemption from the historic committee before work starts.

What is the most durable siding for a Cape Cod home?

Fiber cement siding such as James Hardie is one of the most durable choices for Cape Cod because it does not rot, resists insects and holds paint well in salt air. Cedar shingles remain the traditional look and last a long time when installed over a ventilated wall. Vinyl is the lowest-cost option but can crack in cold weather and fade in sun.

Can you replace only part of my siding?

Yes. We regularly replace damaged sections of cedar shingles, clapboard and trim. Matching is easiest with natural cedar, which weathers to the same gray over time. With painted or pre-finished siding, an exact color match on one wall can be hard, so we will tell you before work starts if a full side is the better choice.

Should trim be replaced at the same time as siding?

Usually, yes. Corner boards, fascia, soffit, rake boards and window trim are where water gets behind siding, and rotted wood trim is common on older Cape homes. Replacing trim with AZEK or another PVC product while the siding is off costs less than doing it later and removes most future paint and rot problems.

Do I need historic district approval to change my siding?

If your home is in the Old King's Highway Regional Historic District (parts of Sandwich, Barnstable, Yarmouth, Dennis, Brewster and Orleans) or another local historic district, changes to siding material or color visible from a public way generally need approval first. We help prepare the application and build the review time into the schedule.

Do I need a permit to build a deck on Cape Cod?

In Massachusetts almost every deck attached to a house needs a building permit, and the town building department inspects footings, framing and the finished deck. Lots near wetlands or the shore may also need Conservation Commission review, and homes in a historic district may need approval for decks visible from the street.

What decking lasts longest in Cape Cod's salt air?

Capped composite boards such as TimberTech and Trex and all-PVC boards hold up best near the ocean because they do not rot, splinter or need staining. Pressure-treated wood costs less up front but needs cleaning and sealing every one to three years. The framing underneath should use hardware rated for coastal exposure.

Can you replace the deck boards and keep the frame?

Sometimes. If the joists, beams, ledger and footings are sound and properly attached, new decking and railings can go on the existing frame. We check the ledger connection and the condition of the framing first, because new boards on a weak structure is money spent in the wrong place.

How long does it take to build a deck?

Once the permit is issued, a typical deck takes about one to two weeks to build, depending on size, height, stairs and railings. Permit approval itself can take a few weeks in busy spring months, so planning a summer deck in the winter is the easiest way to have it ready in time.

What is the best material for an outdoor shower on Cape Cod?

Western red cedar and Alaskan yellow cedar are the classic choices because they resist rot and weather to a natural gray. PVC boards cost more but need almost no maintenance and never rot. Many of our showers use a cedar enclosure on a PVC or composite base where water sits.

Can an outdoor shower have hot water?

Yes. Most outdoor showers we build have hot and cold water tied into the home's plumbing through a licensed plumber, with shut-off valves inside the house so the lines can be drained for winter.

How do you winterize an outdoor shower?

Shut the supply valves inside the house, open the outdoor valves and drain the lines, and remove or open the shower head and mixing valve so no water sits in them. Freezing water in an undrained line is the most common cause of outdoor shower repairs on Cape Cod.

Where does the water from an outdoor shower go?

Drainage depends on your lot, soil and town rules. Many Cape Cod outdoor showers drain into a gravel bed or dry well, and some towns have rules about where shower water can go relative to septic systems and wetlands. We plan drainage with the local requirements in mind.

Why combine roofing, siding and windows into one project?

Doing them together lets the flashing at roof edges, windows and doors tie into the new siding the right way, which is where most water problems start. It also means one set of permits, one round of staging and cleanup, and one contractor responsible for how the pieces fit.

What order should exterior work be done in?

In general the roof comes first, then windows and doors, then siding and trim. That order lets each layer lap over the one below it so water runs out, not in. If the budget only allows part of the work now, we plan the phases so nothing has to be torn off later.

How long does a full exterior remodel take?

A full roof, siding and window project on a typical Cape Cod home usually takes several weeks of work once materials and permits are in hand. Historic district review, special-order windows and weather can extend the schedule, so we give you a realistic timeline before starting.

Do you handle the permits?

Yes. We pull the building permits for the work we do and help prepare historic district applications when your home is in the Old King's Highway Regional Historic District or another local district.

Can every Cape Cod basement be finished?

Most can, but moisture has to be dealt with first. If the basement takes on water, has standing puddles or stays damp, the source needs to be fixed through grading, gutters, crack repair or drainage before anything is finished. Ceiling height and egress for any bedroom are the other two things we check.

What flooring is best for a basement?

Luxury vinyl plank (LVP) and tile are the safest choices because they are not damaged by occasional moisture. Carpet can work in a dry basement with a proper subfloor. Solid hardwood is not recommended below grade.

Do I need a permit to finish a basement in Massachusetts?

Yes. Finishing a basement in Massachusetts requires a building permit, plus electrical and plumbing permits pulled by licensed trades for that work. Inspections cover framing, insulation, smoke and carbon monoxide detectors, and egress for any room used for sleeping.

How do you insulate basement walls?

We prefer rigid foam board against the concrete, with framing in front of it, because foam does not hold moisture. Fiberglass batts pressed directly against a foundation wall can trap condensation and grow mold, which is a common mistake in older finished basements.

Should I choose insert or full-frame window replacement?

Insert windows fit inside the existing frame and cost less, which works when the old frame is square and free of rot. Full-frame replacement removes everything down to the rough opening, so rotted sills can be fixed and new flashing installed. On older Cape Cod homes we often recommend full-frame for that reason.

Which window brands do you install?

We install Andersen and Marvin windows and doors. Both offer products suited to coastal New England, including models with divided lite patterns that keep the look of an older Cape house.

How long does window replacement take?

Installation itself usually takes one to a few days for a typical home. The longer part is ordering: custom windows are built to size and lead times can run several weeks, so we measure and order early.

Do older homes need special precautions when windows are replaced?

Homes built before 1978 may have lead paint on old windows and trim. Federal rules require renovation work that disturbs painted surfaces in those homes to follow lead-safe practices by certified renovators. Homes in historic districts may also need approval for window changes visible from the street.

How long does a bathroom remodel take?

A full gut remodel of a typical bathroom usually takes three to six weeks of work, depending on size, tile complexity, plumbing changes and inspections. Special-order vanities, glass and fixtures should be selected before demolition starts so the room is not sitting unfinished while parts arrive.

Can you convert a tub to a walk-in shower?

Yes. A tub-to-shower conversion includes removing the tub, adjusting the drain and valve, building a waterproofed shower pan and walls, tiling and adding glass.

How do you prevent leaks and mold in a tiled shower?

A tiled shower needs a continuous waterproofing layer behind the tile, not just grout and tile, plus a properly sloped pan and a bathroom fan that actually vents outside. Most shower mold problems come from missing waterproofing or a fan that vents into the attic.

Do you handle plumbing and electrical?

Plumbing and electrical work in Massachusetts must be done by licensed plumbers and electricians under their own permits. We coordinate those trades as part of the project so you have one schedule and one point of contact.

Can new trim match the original trim in an older Cape Cod home?

In most cases, yes. Many profiles are still available, and where they are not, a close match can often be built up from stock moldings. We look at the existing casings, baseboards and crown before quoting so the new work looks like it belongs.

Is MDF or wood better for interior trim?

Primed MDF is stable and economical for painted trim in dry rooms. Solid wood such as poplar or pine is better for stain-grade work and for areas with moisture, like bathrooms and entryways. We recommend the material based on the room and finish.

How long does it take to add crown molding to a room?

Crown molding in a typical room is often installed in a day, with caulking and paint touch-up after. Wainscoting, coffered ceilings and built-ins take longer and depend on design and finish.

Do you build custom built-ins?

Yes. We build bookcases, window seats, mudroom benches, closet systems and entertainment walls that are scribed to the room, so they fit tightly against walls and floors that are not perfectly level.

Can you remove a wall to open up my floor plan?

Often, yes. The first question is whether the wall is load-bearing. Load-bearing walls can still be removed with a properly sized beam and posts, which needs a building permit and sometimes an engineer's design. Plumbing, wiring or ductwork inside the wall also affects cost.

Can I live in my house during an interior remodel?

Most homeowners do. We seal off work areas with dust barriers, clean up at the end of each day and plan the order of work so kitchens and bathrooms are out of service for as short a time as possible.

What permits does an interior remodel need?

Structural changes, new walls, wall removal and most renovations beyond cosmetic finishes need a building permit in Massachusetts. Electrical and plumbing work need their own permits from licensed trades. We pull the building permit and coordinate the rest.

What flooring works well in a Cape Cod home?

Hardwood and engineered wood suit living areas and bedrooms. Luxury vinyl plank is popular for kitchens, mudrooms and basements because it handles sand, water and wet boots from the beach without damage.
