Working in Mashpee
What Mashpee homes need from a contractor
Much of Mashpee's housing is newer than the rest of the Cape, and a large share of it, close to 40 percent, has been seasonal. Neighborhoods like New Seabury and Popponesset were built out in the last few decades, and many of those homes now need their first roof, deck and window replacements, often all at once.
Mashpee is surrounded by water: Nantucket Sound to the south, Waquoit Bay on the west, Popponesset Bay on the east and some of the largest ponds on the Cape inland. In 2023 Town Meeting widened the local wetland buffer from 100 to 150 feet and the natural vegetated strip from 50 to 75 feet, which shapes where decks, additions and even staging can go.
The Mashpee Historic District around Main Street and Great Neck Road North is small, so most homes in town need only a building permit and, near the water, a conservation filing.

FAQ
Questions from Mashpee homeowners
How wide is the wetland buffer in Mashpee?
Mashpee's wetlands bylaw sets a 150 foot buffer around wetland resource areas and a 75 foot natural vegetated buffer strip, up from 100 and 50 feet after a 2023 Town Meeting vote. That is wider than the state baseline and affects decks, additions and site work near the water.
Do I need historic approval in Mashpee?
Only inside the Mashpee Historic District, a small area around Main Street (Route 130) and Great Neck Road North. Most Mashpee homes are outside it and need a building permit, plus a conservation filing if they are near wetlands or the water.
How do building permits work in Mashpee?
The Mashpee Building Department at Town Hall on Great Neck Road North issues permits, filed online through PermitEyes. We file the permit and any conservation application for our projects.
Can you replace the roof and deck at the same time?
Yes, and on many Mashpee homes it makes sense. Coordinating the roof, siding, windows and deck as one project means one schedule, one set of permits and one point of contact, with a dedicated crew on each part of the job.
