Working in Falmouth
What Falmouth homes need from a contractor
Falmouth has about 68 miles of shoreline, running from Buzzards Bay around Woods Hole to Vineyard Sound and Waquoit Bay. Homes on the water take wind and salt from two directions, and waterfront decks, windows and siding are built for that exposure.
Falmouth's housing is older than most of the Upper Cape: according to the town's 2024 Housing Production Plan, only about one in ten homes was built in 2000 or later. Many of these houses are ready for basements finished into living space, new staircases, updated baths and a full exterior done at once.
The town has seven local historic districts, in Davisville, Falmouth Village, North Falmouth, Quissett, Waquoit, West Falmouth and Woods Hole. Visible exterior changes there are reviewed by the Falmouth Historical Commission, while routine repair with no change in look can be approved administratively.

FAQ
Questions from Falmouth homeowners
Is my Falmouth house in a historic district?
Falmouth has seven local historic districts: Davisville, Falmouth Village, North Falmouth, Quissett, Waquoit, West Falmouth and Woods Hole. If your house is in one, exterior changes visible from a public way or the water need review by the Falmouth Historical Commission. Falmouth is not in the Old King's Highway district.
Do I need Conservation Commission approval in Falmouth?
If the work is within 100 feet of a wetland, marsh, bank, beach or dune, yes. Falmouth applies its own wetlands bylaw on top of the state Wetlands Protection Act, and many waterfront projects need a filing before the building permit is issued.
Can you finish a basement in an older Falmouth home?
Yes. We finished two basement rooms, an entryway and a half bath in a Falmouth home and replaced an old spiral staircase with a new one built from scratch. Every basement starts with a moisture check so the finished space stays dry.
How do I get a building permit in Falmouth?
The Falmouth Building Department at Town Hall issues permits, filed online through PermitEyes. We prepare and file the permit and any historic or conservation applications for our projects.
