Mashpee has a large share of newer homes and seasonal properties around New Seabury and Popponesset. Many of these houses are now at the age where the original roofs, decks and windows need replacing at the same time.

In 2023 Town Meeting widened the local wetland buffer from 100 to 150 feet and the natural vegetated strip from 50 to 75 feet, which shapes where decks, additions and even staging can go.

The Mashpee Historic District around Main Street and Great Neck Road North is small, so most homes in town need only a building permit and, near the water, a conservation filing.
