When Is the Best Time of Year to Replace Your Roof?

Back to Blog

Timing your roof replacement right can save you money and prevent installation headaches. Contractors are busiest in summer and fall, so planning ahead gives you more options and better pricing.

One question we get fairly often is whether it matters when you schedule a roof replacement. The short answer is yes — timing affects availability, pricing, and in some cases, the quality of the installation. Here's what to know.

The Busy Season: Summer and Early Fall

Late spring through early fall is peak season for roofing in New England. The weather is reliable, the days are long, and homeowners who put off their roof over the winter are all calling at once. This means contractors are fully booked, lead times are longer, and there is less flexibility in scheduling.

If your roof needs to be replaced and you're planning ahead, trying to get on a contractor's schedule in July or August is difficult. You may wait weeks or months for an appointment, and pricing tends to reflect the high demand.

The Underrated Window: Late Fall and Winter

Many homeowners assume roofing can't be done in cold weather. That's not quite right. Asphalt shingles can be installed in temperatures as low as 40°F, and experienced crews know how to handle cold-weather installations. In fact, scheduling a roof replacement in November or December often means shorter lead times, more contractor attention, and occasionally better pricing due to lower demand.

The main risks in cold weather are that shingles need time to seal properly — a process called thermal sealing that happens when the adhesive strip on each shingle is activated by heat. A reputable contractor will hand-seal shingles in cold weather to compensate for this. Make sure to confirm this practice before signing a contract.

Spring: A Good Compromise

March through May offers a good balance. Demand hasn't peaked yet, weather is improving, and shingles seal reliably as temperatures climb. If you discovered a roof issue over the winter and need it addressed before summer, spring is a reasonable window.

What to Avoid

Avoid scheduling during severe weather seasons without a plan — late fall storms can delay projects and leave your home exposed. Also avoid waiting until your roof is actively leaking to start the process. Emergency replacements happen under time pressure, which limits your options.

The Bottom Line

If you know your roof is approaching end of life, plan ahead. The best time to replace it is when you've had time to get multiple quotes, review the contractor's work, and schedule without urgency. That almost never happens when you're reacting to an emergency.
