
5 Signs Your Roof Needs Immediate Attention
Most homeowners don't think about their roof until there's a leak. By then, damage has usually spread further than you'd expect. Here are five warning signs to watch for before a small problem becomes a costly repair.
Your roof is the first line of defense between your home and everything New England throws at it. The problem is that most damage starts small — a few cracked shingles, a loose flashing, a clogged gutter — and only becomes obvious after water has already gotten in. By then, you may be dealing with rot, mold, or structural damage that costs far more than the original repair would have.
Here are five warning signs that mean you should call a roofing contractor as soon as possible.
1. Shingles That Are Curling, Buckling, or Missing
Shingles that curl at the edges or buckle in the middle are past their prime. This usually happens due to age, improper ventilation, or moisture buildup beneath the surface. Missing shingles are even more urgent — any exposed area is an open invitation for water. After a major storm, do a quick walk around your property and look up. If you see bare patches or shingles on the ground, call someone.
2. Granules in Your Gutters
Asphalt shingles shed granules as they age. These tiny pieces of crushed stone protect the shingle from UV rays and impact. When you start finding large amounts of granules in your gutters or downspouts, it means your shingles are deteriorating and losing their protective coating. The roof may still look intact from the ground, but it has less time left than you think.
3. Daylight in Your Attic
This one is easy to check. On a bright day, go into your attic and turn off the lights. If you can see daylight coming through the roof boards, water can get in too. While you're up there, also look for water stains, dark spots, or sagging — all signs of active or past leaks.
4. Sagging Roof Deck
A roof that sags in the middle or at the edges is a serious structural problem. It usually means the decking underneath is saturated with moisture and beginning to rot, or that the structural supports are compromised. This is not a watch-and-wait situation. Get it inspected immediately.
5. Flashing That Is Cracked or Pulling Away
Flashing is the metal that seals the joints where your roof meets walls, chimneys, skylights, and vents. When it cracks, corrodes, or pulls away from the surface, water gets in at those seams. This is one of the most common causes of leaks and one of the easiest things to miss during a casual inspection.
